Garage Door Bottom Seal Replacement in Meadowvale South
One end of the bottom seal has slipped out of its channel and hangs down like a loose shoelace.
In plain words
In this climate the bottom seal lives a hard life. Meltwater from the car pools at the threshold and freezes the seal to the slab, and the next press of the remote tears it or drags it out of its channel. Road salt stiffens the vinyl and eats the aluminum retainer; deep cold turns a supple strip rigid. Replacement puts a cold-rated profile on a sound retainer, sized to meet the floor without over-compressing, and the technician shows how a wipe of silicone each autumn and a clear threshold keep the new strip from bonding to the ice. The door closes softly onto rubber again, not onto a frozen ridge.
How the visit goesThe strip under the door has gone as hard as a hose left out for ten summers. Press it and it does not give; bend it and it cracks. Where the door meets the floor it sits on the concrete without squashing at all.

How the visit goes

Why the old seal failed
The old strip is read for its history before it comes off. Cracks along the fold and a chalky surface point to sun and age. A flattened bulb that no longer springs back is compression set. A torn edge at one end usually means the seal froze to the floor and the opener pulled it free. Chew marks say rodents. A strip that has slid partly out of its channel points to a bent or opened retainer, or to a seal that was slightly the wrong size. Each of these leads to a different choice of material, profile or retainer work, so the new seal is spared the fate of the old one.
Taking the old seal out
With the door secured, the ends of the old strip are freed from any caps or folds and the seal is drawn out of its channels from one end. A supple seal slides; a hardened one is coaxed with a flat blade and a little silicone, or cut into short lengths and removed a piece at a time. Old nails come out of a wood rail with a claw. The channels are then cleaned of grit, rust flakes, salt crust and any remnants of the previous strip with a wire brush and a scraper, because a clean channel is what lets the new seal feed through without tearing.
Keeping the new seal from freezing down
The habit that does the most for a bottom seal in a cold climate is a wipe of silicone spray along the seal face each autumn and again mid-winter. It leaves a film that meltwater struggles to bond to, so the strip lifts off the slab cleanly on a frosty morning. Avoid petroleum-based sprays, which soften vinyl. If the door does freeze to the floor, leave the remote alone: free the seal by hand with gentle warmth from a hair dryer or by working a plastic scraper along the line, then run the door. A minute of patience keeps the new seal whole.

What affects the quote
Material chosen
Standard vinyl, cold-flexible rubber and silicone are priced differently. Where the door faces the weather, the technician explains what the step up buys in flexibility and working life.
Seal profile and size
T-style, bead and bulb profiles in different widths and heights sit at different points on the parts list, and the retainer on your door decides which one is used.
Door width
A single door takes a shorter length of seal than a double, and the widest doors need more time to feed the strip evenly across. The quote starts from the width measured on the day.
What to have ready
- Are the side and top weather strips also worn or torn?
- Have you seen mice or droppings in the garage?
- Can you send a photo of the end of the bottom section showing the retainer?
Garage Door Bottom Seal Replacement: questions
QuestionsMy garage floor is uneven. What are the options?
Three, and they can be combined. A taller bulb-style seal compresses more and follows a modest dip or crown. A threshold seal fixed to the floor follows the slab's existing contour and gives the door a raised, consistent line to land on where it is dished or sloped. And where the floor has heaved or broken up badly, grinding or patching the concrete is a separate job that makes any seal perform better. The gap map from the first look shows which applies.
Why does the seal freeze to the floor, and what should I do when it does?
Snow melts off the car, runs to the low point at the door and refreezes overnight around the seal. When that happens, leave the remote alone, since the opener will tear the strip or pull the door out of level. Free the seal by hand with gentle warmth along the line or by working a plastic scraper under it, then run the door. A film of silicone on the seal each autumn largely prevents it.
Is this something I can do myself?
Many homeowners do, and a technician's value lies in the parts that go wrong: identifying the exact profile so the seal seats, freeing a strip that has fused into its channel, spotting a retainer or door-level problem behind the gap, and resetting the opener's limit and force so the door lands gently and still reverses on an obstruction. If you would rather have it measured, fitted and tested in one go, that is what the visit is for.
