Garage Door Perimeter Weatherstrip in Meadowvale South
A length of weatherstrip along the right jamb has pulled away, nails and all, and it slaps against the trim every time the wind picks up.
In plain words
When the work is finished you have a door that closes against a soft, continuous line of contact on both sides and across the top. From inside with the lights off there is no daylight at the edges; from outside, the new stop matches the trim colour. The door moves through its full travel without the fin catching or squealing. You are told what profile, colour and lengths were fitted, so a match is simple later, and shown the few habits that keep the seal supple: no paint on the fin, a silicone wipe before freezing rain, and slush kept off the bottom of the jambs.
How the visit goesWith the door closed and the garage lights off, a thin bright line runs down the whole left side of the opening. You can see the neighbour's fence through it. The strip that should close that gap has shrunk back from the door.

How the visit goes

What has been getting in, and what the garage is for
A short conversation shapes the rest of the visit. Is the garage attached and heated, or a detached shell? Has snow, water, leaves or an animal been coming in, and where? Is the door used several times a day or once a week? Was the door itself replaced or adjusted recently? A heated garage under a bedroom justifies a full one-piece stop and careful corners; a detached garage used for storage may want a straightforward fin replacement. Knowing what the household has noticed also tells the technician which side to test first and whether a section of jamb has been wet for a long time.
Fitting the sides and closing the corners
Each side length is cut to run from tight under the header piece down to the floor, with a little spare to trim in place. It is set with the same light contact as the header and fastened top to bottom. At the top corner, the side fin tucks under the header fin so they overlap, leaving no square hole for drafts or mice. At the floor the side is trimmed to meet the bottom seal on the door, so the seal is continuous around three sides and hands off to the fourth. Both sides are done the same way, checking the door edge gap as they go.
Slush, salt and the bottom of the jambs
The lowest part of each jamb is where the weather does its work, so a little attention there protects the whole seal. Push slush away from the jambs when clearing the driveway rather than piling it against them, and rinse the salt off the bottom of the stop on a mild day. Keep the joint between the jamb and the sill caulked so meltwater runs off the face instead of behind it. If a section of jamb was replaced, keep its paint or PVC surface intact. A dry jamb base holds its fasteners, and fasteners that hold keep the seal tight.

What affects the quote
Number of doors
Two or three doors on the same property share the set-up time and are quoted together, usually at less per opening than a single door on its own.
Weather on the day
Cold weather means keeping vinyl warm between the van and the opening and fitting each length with extra care, so a winter visit can run a little longer than one in mild weather.
Adding a brush or foam seal to the sides as well as the stop
Some households want only the top and side stop replaced, while others add a brush or foam seal along the same run for a tighter fit against wind-driven snow. That extra material and the time to fit it are agreed before the old stop comes off.
What to have ready
- What colour is the trim around the door?
- Where do you see daylight, drafts or snow: sides, top, or corners?
- Has the door recently been replaced or adjusted?
Garage Door Perimeter Weatherstrip: questions
QuestionsWill replacing the perimeter seal keep mice out?
It closes one of their favourite routes. Mice enter at the open corners where the header and side seals meet and along a fin that has shrunk back from the door, so a continuous, overlapped seal removes those gaps. It works alongside a sound bottom seal, a swept threshold and attention to any other openings in the garage wall, and a technician will point out any of those noticed during the visit.
Do you adjust the door as part of the seal work?
Small corrections, yes. If a track bracket needs re-setting or the door needs to come plumb so the fin can meet it evenly, that is done so the new seal is fitted to a door that sits properly. Larger work, such as replacing rollers or a bowed section, is explained and offered as its own job so you can decide on it separately.
Does it matter if my garage is detached and unheated?
The seal still earns its place. It keeps driven snow, rain, leaves and animals out of the garage and off whatever is stored there, and it stops the door edges rattling in the wind. For an attached or heated garage the comfort benefit to the house is added on top. The technician may suggest a simpler fin replacement for a detached shell and a one-piece stop where the garage is lived beside.
